Introduction to Mold & Preventative Measures

Introduction

Mold is a type of fungus and is ubiquitous, present everywhere in both indoor and outdoor environments. Mold produces spores which are microscopic, float through the air and settle on surfaces. When mold spores land in a moist and warm environment with sufficient nutrients conducive to its growth, mold can rapidly multiply.

The common indoor sources of moisture that can lead to mold growth include leaks in roofs, windows, or pipes; condensation from air conditioning systems; and damp basements or crawl spaces. Mold can grow on a multitude of indoor building materials such as drywall, carpet, wood, plastic, and glass. As it grows, mold often damages the materials it grows on.

Signs of Mold

Signs of mold growth in homes and offices include musty or damp odors, and visible mold growth on, or discoloration of, surfaces. Molds can produce allergens and individuals who are allergic to mold may notice an increase in eye, nose, throat, or lung irritation. If mold growth is suspected in a building, it is best to consult a professional to assess the situation and safely remove the mold to prevent further health issues and damage.

Common Types of Molds

There are over 100,000 varied species of mold, with some estimates as high as 1,500,000. Some of the more common have been introduced below:

Cladosporium: Grows both indoors or outdoors in either cool or warm areas. It is generally brown, green, or black in color, depending on the specific Cladosporium species.
Aspergillus: Often grows indoors on building materials such wood or drywall and can also be found in soil, decaying vegetation, seeds, and grains.
Penicillium: Generally found on materials with water damage. It often has a blue or green appearance .
Stachybotrys: Typically found on materials made with cellulose which have been wet for a prolonged period of time. It produces a black mold, sometimes with a greenish tint.

Mold Prevention Best Practices

We assist our clients in the identification and application of best practices to reduce the likelihood of mold growth. Some of the recommended best practices include:

Keep humidity levels below 60%. Use a dehumidifier if necessary.
Fix any water leaks to prevent moisture buildup.
Ensure proper ventilation in bathrooms, kitchens, and other high-moisture areas.
Clean and maintain gutters and downspouts to ensure water is directed away from your foundation.
Use mold-resistant paint and materials in areas prone to moisture.
Use exhaust fans or open windows when cooking, showering, or doing laundry.
Regularly inspect and clean areas prone to mold.
Use high efficiency particulate air filters to filter out mold spores and other allergens.

Environmental Assessment

Visual inspection of the property for signs of mold growth, water damage, and moisture issues.
Air sampling, surface sampling or bulk sampling to determine the types and quantities of mold present in the environment. Environmental samples can be taken both pre- and post-remediation to determine overall effectiveness.

Sample Analysis & Interpretation

Samples from the environmental assessment will be sent to a certified laboratory to determine the types and quantities of mold present.
